Getting To Know You

GETTING TO KNOW YOU

The secret to any great relationship is a sound understanding of each other. Getting to know you and your family is first and foremost and our site inspection will help us gain a better understanding of the vision you have for your home. Our professional team will assess your land’s size, shape, slope and surrounds to best determine the type of house you can build. If you are using your own architect, we can review the current plans to establish suitability – and buildability – looking at all relevant possibilities for your site and budget. We find this is a great way to build confidence and trust, the foundations of any great partnership.

Custom design, or bring your own plans

Now that we have a clear understanding of your family, your land and the vision you have for your home, it’s time to start designing! Here you have the choice to work with our specialist team of architectural designers to create your layout from scratch, or use your own architect and we will work with them to help interpret the vision that you have for your home, down to the finest detail.

The Tender

THE TENDER

Next, we prepare your tender. In doing this, our estimators will speak to the experts, including certifiers and engineers, to make sure they have the most up-to-date and accurate information about your site. They then arrange quotes and negotiate prices to ensure your home is most cost-effective without compromising on quality and design. Once complete, we personally present your tender and answer any questions you have.

DRAFT PLANS

If you’ve chosen a custom design, upon tender signing we will commence the first draft plans, which will include: Site Plan, Demolition Plan, Floor Plans, Elevations, Wet Area Elevations and Sections. Once received, you may wish to make slight alterations to ensure that everything aligns with your ideas for your new home. Once you are happy with them and complete final sign off, we begin to complete the works necessary for the application to be submitted to the relevant authority. Outlining the application process and the steps needed up front will enable all parties to have the best chance of ensuring that any deadlines required to be met, are completed whilst instilling the confidence that our entire team is working together with your vision in mind.

Personalising Your Home

PERSONALISING
YOUR HOME

To help truly personalise your new home, our interior decorator will help you select external and internal finishes and products from our range of features and fixtures included within your tender and outside of it as well. These selections should be hand-picked to reflect the modern day demands of your family, friends and be in line withe latest trends available – which is something that our team will be only to happy to help out with!

APPROVALS & CONTRACTS

The application process is relatively straight forward and the two (2) options applicable in most cases are to proceed with a development application (DA) through council or a complying development certificate (CDC) through a private certifier. Once the application has gone through DA, or is about to be processed via CDC then the formal building agreement/contract will be prepared and issued to you for review and signing. Once signed any end-to-end management requirements that we are looking after will be commenced and we will be very close to official construction commencement.

The Build

THE BUILD

It is time to start building your new home! Before we commence construction, we will allocate a Project Manager to your build and they will be in contact to introduce themselves and organize the best way to update you of the progress on your home each week. Throughout the process, we will also have an independent quality control professional conduct inspections to ensure your home is built to exacting standards. We also have our own internal quality checklists and we make available to you at the end of construction all necessary warranty and installation certifications from the relevant trades and suppliers used on your project. The build culminates at handover day with us presenting you a gift, the keys to your new home and all the warranty/owners manuals applicable for your home.
